From 29 March 2023, rental properties are required to have all their power outlets and lighting circuits connected to a switchboard type circuit breaker and a residual current device in accordance with the relevant Australian Standards.
If you are a landlord and your rental property does not currently have safety switches installed you should start thinking about upgrading to comply with the 2023 requirements.

Rental providers must now ensure an electrical safety check of all electrical installations and fittings in the premises is conducted every two years by a licensed electrician.
Safety checks must be conducted in accordance with AS 3019.

Testing and tagging regulations
Most commercial buildings are required to have working exit signage and emergency lighting.
Under AS 2293 exit signage and emergency lighting must stay illuminated for a minimum of 90 minutes. There are also requirements for exit signage and emergency lighting to be tested and discharged at 90 minute power drop intervals during 6 monthly and annual tests.

Testing and tagging regulations
Regular testing and tagging of electrical equipment is necessary to detect electrical faults and deterioration that cannot be found by visual inspection. Testing and tagging is recommended every 6 - 12 months depending on the nature of the electrical equipment and how it is used.
